The role of a On-Site Community Association Manager at WestGate Properties located in Santa Fe, NM is to provide information, training and leadership on community association living to the board, committees, and the community at large.
The Manager fosters a sense of community awareness with the residents and provides the necessary administrative tools to the board to enable it to create lasting policies and make decisions in alignment with the communities’ plans and mission statement.

*The successful candidate will be able to:*
* Administer and manage all operations compliant with Association governance, policies and procedures.
* Effectively communicate with, and support the Association accounting team, Board of Directors, Committees, members, staff and vendors.
* Carry out all decisions made by the Board of Directors.
* Manage the staff, including hiring, training, scheduling, and inspection of work.
* Understand the association governing documents, direct enforcement procedures and provide explanations.
* Project Management to identify qualified vendors, gather bids, and provide vendor management.
* Collaborate in developing annual budget recommendations and manage adopted budgets.
* Facilitate, attend, and provide minutes for all Board of Directors and Membership meetings.
* Maintain all required documents and ensure association records are accurate, organized and accessible.
* Make use of available technology to run an efficient and effective association services office.
* Oversee the support of the community website, monthly Email newsletters, special emails and mailings as needed to provide our membership with consistent and relevant information.
* Coordinate the planning and support of all community events.
*Required Qualifications:*
* Must be ethical, trustworthy, highly self-motivated, well organized, with a reliable, self-managed experience record.
* Must be able to logically work out problems and quickly reassess priorities as needed.
* Must have experience managing a staff, including hiring, training, coaching/and performance appraisals.
* Must maintain a positive, professional approach with members, staff, guests & service agents.
* After-hours support may be required in emergencies.
* Must be available to work outside of normal business hours upon request.
* Must possess a valid New Mexico State driver's license.
* Possess a high school diploma or above and experience demonstrating critical thinking, and learnability.
* Must hold or be able to obtain a CMCA M-100 and AMS from CAI, and a First Aid/CPR card.
* Must be able to read, comprehend and explain legal documents & safety guidelines.
* Must be able to provide excellent communications in both formal and informal presentations.
* Must be able to perform math calculations commonly used in business (e.
g.
add, subtract, multiply and divide measurements; compute rate, ratio and percent; calculate fractions and decimals).
* Must be able to clear financial and criminal background checks.
